CARLA EVERHART, PRESIDENT

Carla Everhart created Advantage Idaho in 1999 to serve Homeowners Associations. The company now employs 9 individuals.

Carla has 25 years experience administering successful non-profit organizations. She holds a Master’s in Public Administration from New Mexico State University and a Bachelor’s in Social Psychology. Carla maintains current certifications from Community Associations Institute (CAI), the national organization that credentials professionals in Homeowners Association management. She is a Certified Manager of Community Associations (CMCA), one of only 12 in Idaho to earn that credential, and an Association Management Specialist (AMS), one of only a few individuals in Idaho with that that credential.  She writes articles for Community Association Institute national publications.

Carla trained with the Ford Foundation to build effective housing collaborations and lead Community Development Corporations (CDCs). She worked with non-profit and faith-based community developers to improve deteriorating neighborhoods in Kansas City and received the national Koch Crime Award for work closing inner-city drug houses in Kansas City.  Carla also has extensive training in Mediation and Conflict Resolution.

She has a strong financial and fund-development background, having raised over $25,000,000 for various non-profits. She has been the Chief Professional Officer of organizations with budgets up to $5,000,000.  She was awarded the "High Achiever" recognition in her work with United Way of America.

Prior to entering non-profit and association work, Carla taught at New Mexico State University. She also conducted the 4-part “Management Studies for Non-profit Agencies” in New Mexico, and initiated and taught in a 2-day seminar, “Legal Issues for Non-profits” in Kansas City.

Carla has served as an officer of numerous community organizations including Kansas City and South Carolina Chambers of Commerce, and South Carolina and New Mexico Rotary Boards. She recently was the first Chair of the Garden City Idaho Arts Commission and serves on the Thurman Mill Irrigation Board and works with Genesis World Mission, an international medical non-profit based in Garden City.

Physical Maintenance and Property Management

  • Prepares bids, selects contractors, and provides oversight for landscape, pools, waterfalls, riparian areas, etc. for 50 homeowner, condominium, townhouse and commercial associations
  • Oversaw design, renovation, or building of offices in South Carolina, Kansas City and Boise, Idaho.
  • Initiated Kansas City Non-profit Housing Collaborative of faith-based and community based organizations.
  • Member of County Disaster Response Team in Florence, South Carolina.
  • Led Florence County’s volunteer response when it was hit by Hurricane Hugo, managing county-wide communications, donations, volunteer assignments, financial donations, food services, etc.

Communications

JOHN R. MEAGHER, CONTRACTED MAINTENANCE MANAGER [back to top]
John Meagher joined the Advantage Idaho staff full-time in 2003 and currently serves as the contracted Maintenance Manager.  John develops maintenance plans for all the Advantage managed subdivisions for short- and long-term planning. He also has developed plans for replacement and/or maintenance of exterior structures such as decks and patios. John was instrumental in designing and coordinating a major underground pipeline replacement project in one of our residential communities.

John has prepared civil engineering designs and plans, specifications, bid documents and cost estimates for various projects in Montana and Idaho including water lines and systems, sanitary sewer, storm drains, street light systems, signalized traffic intersections and roadways using survey data, GIS, GPS, ArcView and AutoCAD. He has supervised the laboratory testing of soils, aggregates, concrete, asphalt, wood and steel to ensure compliance with the specification of the materials and insured that test equipment met strict requirements of ASTM, AASHTO, ACI and the American Laboratory Accreditation Association. He has provided construction inspections for designed facilities and reinforcement steel placement examination for multi-storied structures
and dams.

John has prepared Maintenance and Operation budgets for Ada County Highway District urbanized region and Nampa Highway District # 1. He was responsible for five-year budgetary plans for the City of Boise Public Works Sewer Engineering Sewer Rehabilitation program for the city’s 500+ miles of sanitary sewer.

RUSTI JOINER, ACCOUNTANT AND FINANCIAL DIRECTOR [back to top]
Rusti Joiner came to Advantage Idaho with eight years progressive accounting experience in corporate and private firms, serving in several capacities -- project, property and tax accountant.  She has been responsible for managing a portfolio of 65 commercial real estate entities, reviewing all expenses, financial statements, income and property manager charges, as well as mortgage statements, account reconciliations, bank statement reconciliations, variance review, expense accruals and all aspects of balance sheet and income statement review for accuracy.  Rusti also has created and maintained annual budgets for several accounts, including debt service and taxes.

At Advantage Idaho, Rusti is responsible for all bookkeeping and accounting activities and is the first point of contact for our clients with questions about assessment billings, vendor payments, and collections efforts.
 
Rusti has lived in the Treasure Valley since 2001.  She received her Bachelor of Business, Accountancy, from Boise State University.

PATRICIA LIDDELL, ASSOCIATION MANAGER [back to top]
Patricia Liddell brings more than 15 years experience in marketing, communications and public relations to the Advantage Idaho team. She manages nine residential and three commercial subdivision accounts.

Pat served as the Director of Marketing for a commercial investment real estate firm, working with investors, real estate brokers, financial planners and registered representatives.  Prior to her employment in real estate and financial securities, she was involved in medical marketing.  She has been a part of two start-up companies, and has experience in obtaining venture capital funding and taking companies through the public offering process.  She owned a consulting firm in California before relocating to Idaho in 1996.

Pat received her Bachelors degree in Social Science, Psychology, and an Elementary Education Teaching Credential from the University of California, Irvine. 

Pat joined the Advantage Idaho team in 2007 and maintains the Certified Manager of Community Associations (CMCA) designation as well as the more advanced Association Management Specialist (AMS) certification.

KATHLEEN HANSEN, ASSOCIATION MANAGER

Kathleen Hansen is an Association Manager and works with Key Accounts to ensure that all goes as smoothly as possible. She currently manages seven associations.

Kathleen studied psychology at Boise State University. She is a licensed trainer in conflict resolution and is currently taking classes in finances. Kathleen also has a strong background in human resources, events planning and theatre.

Kathleen joined Advantage Idaho in 2005 and holds a Certified Manager of Community Associations (CMCA) designation and the advanced Association Management Specialist (AMS) certification.

KATE DELGADO-MILLER, ASSOCIATION MANAGER [back to top]
Prior to joining the Advantage Idaho team Kate was the Executive Director for Meridian Police Activities League (PAL), a non-profit youth sports and recreation organization with a $750,000 budget and 5000 annual participants.  She has experience working with large groups of volunteers both at PAL and as Director of After School Programs for the Meridian Joint School District.  Kate also has experience in public presentations, budget creation, monthly financial reporting, training of staff and volunteers, and member relationships.

Kate earned a Bachelor of Arts in History and a Secondary Education Credential from the College of Idaho. 

Kate joined Advantage Idaho in 2009 and holds the Certified Manager of Community Associations (CMCA) credential from the national Community Association Institute.

ROB MATTISON, ASSOCIATION MANAGER [back to top]
Rob Mattison joined Advantage Idaho in 2010.  Prior to joining Advantage Idaho, Rob acted as Building Engineer for Colliers International, responsible for 9 commercial and office properties that included restaurants, office condos and retail space.  He was responsible for HVAC systems, boilers, electrical systems, plumbing, and site personnel.  Rob also managed over 1.5 million square feet of office and retail commercial properties located across several states.  He developed and implemented preventative maintenance plans for all building systems, managed bids and contracts, performed budget forecasts, and managed tenant relations.  Rob has also been the Asset Manager for 30 HUD Section 8 properties and supervised 25 maintenance employees around the Northwest.  He addressed capital needs, site inspections, and acquisitions. 

Rob achieved the Certified Manager of Community Associations (CMCA) credential from Community Associations Institute in 2010.

AMANDA Al-SHAWAF, ASSOCIATION MANAGER & ACCOUNTING ASSISTANT [back to top]
Amanda came to Advantage Idaho in 2010 with a strong financial and staffing background.  She has an Associate Degree in Business Management and Accounting.  Amanda provides assistance in all phases of Advantage Idaho’s accounting processes. 

Amanda loves the association management business and is now studying to obtain her Certified Manager of Community Associations credential from Community Associations Institute.

BREE BLACK, ASSOCIATION ADMINISTRATOR & OFFICE MANAGER [back to top]
Bree Black joined Advantage Idaho in 2010.  She has worked with Colliers International as a Lease Renewal Specialist, in the Property Management Department, negotiating lease extensions and modifications. Additional responsibilities include project management of multiple commercial floor covering projects, providing high level executive and marketing support for a residential real estate firm as well as directly overseeing the sales and marketing department for an independently owned boutique hotel.

Bree received her Associate of Applied Science Marketing/Management degree from Boise State University.
